# Properties

> Search, manage, and track listings — associated with contacts and deals automatically

The Properties page is your listing management hub. Every property you're actively selling, every listing you've shown to a buyer, and every property a contact has expressed interest in lives here.

## Browsing properties

### Views

| View               | What it shows                       |
| ------------------ | ----------------------------------- |
| **All Properties** | Your complete property database     |
| **For Sale**       | Active listings                     |
| **For Rent**       | Rental listings                     |
| **Off Market**     | Properties not publicly listed      |
| **Sold**           | Closed/sold properties              |
| **Comparables**    | Properties used for CMA comparisons |

Use the **search bar** to find a property by address, MLS number, or city.

### Filtering properties

Filter by:

* Property type (House, Condo, Townhouse, Commercial, Land)
* Price range
* Bedrooms / Bathrooms
* Square footage
* City / Neighborhood
* Listing status
* Last updated date

## Adding a property

Click **New Property**. Fill in:

* **Address** (required)
* **Property type**
* **Listing status** (For Sale, For Rent, Off Market, Sold)
* **Price**
* **Bedrooms, Bathrooms, Square Footage**
* **MLS Number** (if listed)
* **Listing date** and **Expiry date**
* **Associated contacts** — Who owns it, who's buying it, who's your client
* **Associated deal** — Link to an active transaction

## Importing from MLS

Click **Import Properties** to pull listings directly from your connected MLS feed. You can search by MLS number, address range, or saved search criteria. Imported properties automatically match against your existing contacts and deals.

## Bulk operations

Select multiple properties and apply bulk actions:

* Change listing status
* Assign to an agent
* Add tags
* Export to CSV

## Property search

The **Property Search** tab performs a live MLS search without leaving Winnerr. Search by city, neighborhood, price range, or property type. Results can be saved to your property database or sent directly to a client.

## Comparables

The **Comparables** view lets you group properties for a Comparative Market Analysis (CMA). Add comparable sales, adjust for differences, and generate a summary to share with a seller client.
