# Property Search

> Live MLS search inside Winnerr — find listings for your buyers without leaving the CRM

The Property Search page (`/properties/search`) lets you run live MLS searches directly inside Winnerr. You don't need to switch to a separate MLS portal — search, save, and send results to your buyers from one screen.

## Running a search

Use the search panel on the left to filter by:

* **Location** — City, neighborhood, postal code, or map radius
* **Property type** — House, Condo, Townhouse, Commercial, Land
* **Price range** — Min and max
* **Bedrooms / Bathrooms** — Minimum counts
* **Square footage** — Min and max
* **Features** — Garage, pool, basement, waterfront, etc.
* **Status** — For Sale, For Rent, Recently Sold
* **Days on market** — Find fresh listings or price-reduced properties

Click **Search** to load results on the map and in the list view below.

Toggle between the map and list using the view buttons in the top-right. The map shows pins color-coded by price range. Click any pin to see a mini property card; click the card to open the full listing.

## Saving a search

Click **Save Search** to store your criteria. Saved searches run automatically and alert you (and optionally the client) when new matching listings appear.

## Sending results to a client

Select one or more properties from the results and click **Send to Client**. This opens an email compose window pre-populated with listing details and photos. You can also send via SMS with a summary link.

## Adding to your database

Click the **+** button on any result to save it to your Properties database. It will appear in your Properties list and can be associated with contacts and deals.

## MLS connection

Property Search requires a connected MLS data feed. If you haven't set this up yet, contact your org admin or visit **Settings → Integrations** to connect your MLS board.
