The Scripts page (/scripts) is your library of call scripts and conversation guides. Whether it’s a cold lead opener, a listing presentation, or an expired listing pitch, you can build scripts once and use them live during calls.

Script Library

The library shows all scripts available to you and your team. Scripts are categorized by type:
  • Buyer Lead — Scripts for new buyer inquiries
  • Seller Lead — Listing cold calls and follow-ups
  • Expired Listings — Outreach to homeowners with expired MLS listings
  • FSBO — For-sale-by-owner contact scripts
  • Database Nurture — Regular check-in scripts for warm leads
  • Objection Handling — Quick responses to common objections
Click any script to preview its content or open it in the editor.

Using a script during a call

When you’re on a call, click Open Script in the call control panel to display a script as a side panel. The script stays visible while you talk — you can tap/click through each section to advance as the conversation progresses.

Visual Builder

The Visual Builder lets you create branching scripts using a node-based flow diagram:
  1. Start node — The opening line
  2. Response branches — Different paths depending on what the contact says (“Yes I’m interested” vs. “Now’s not a good time”)
  3. Objection nodes — Pre-written responses to common pushbacks
  4. Close node — The ask or call-to-action
Drag and connect nodes to build out the full conversation tree. Each node supports:
  • Rich text content
  • AI-suggested talking points
  • Pause reminders
  • Links to reference materials

AI-generated scripts

Click Generate Script and describe the call scenario. Winnie drafts a complete script with suggested responses and objection branches. Edit and save it to your library.

Script analytics

The Analytics tab shows:
  • Usage count — How many times each script was opened during a call
  • Completion rate — What percentage of calls using a script reach the close node
  • Top performers — Scripts with the highest connection rate when used
Use this data to refine your scripts over time and share the best-performing ones with your team.
